The Industry Studios is a new building of 14 private suites at 2831 W Horizon Ridge Pkwy in Henderson, Nevada, built for health and wellness practitioners who want a professional, private space of their own. For practices such as IV infusion, peptide therapy, counseling and other health services, the building pairs private suites with a shared reception and waiting area, so you can run your practice without leasing and staffing an entire standalone office. We open in January 2027 and are pre-leasing now.
A practitioner suite instead of a full office
Taking on a full medical office means a large footprint, a long lease and the cost of a lobby, restrooms and break space you have to build and maintain yourself. At The Industry Studios, those spaces are shared and centrally located. Your suite is private, and your clients check in at a shared entry, waiting area and reception. Two restrooms and a tenant breakroom are part of the building.
The layout keeps each suite private: clients do not pass through another practitioner's space to reach yours.
Premium suites with plumbing access
For practices that need more room or more infrastructure, our Premium suites (278 to 334 square feet) offer plumbing access and flexible buildout, which suits IV lounges and peptide clinics. Every suite, whatever its size, includes a private sink as standard.
Custom buildout is available. Because clinical practices vary widely, bring your equipment list, room-layout needs and any licensing or regulatory requirements to your tour so we can talk through what is possible in a specific suite. We recommend confirming your own licensing, permitting and compliance requirements with your advisors before you sign; we will gladly share the details you need about the space.

Suite sizes
All 14 suites are private, ranging from 85 to 334 square feet (2,910 square feet rentable across suites 100–113). Smaller suites work well for consults and one-on-one sessions; Standard and Premium suites leave room for treatment chairs and equipment.

Lease terms
We offer one- and two-year leases with rent billed weekly, and every new lease includes two weeks free. Pricing depends on the suite and buildout and is shared on request.
