The Industry Studios is a brand-new building of 14 private suites at 2831 W Horizon Ridge Pkwy in Henderson, Nevada, purpose-built for licensed health and wellness practitioners. If you are a massage therapist, esthetician, counselor, IV or peptide therapy provider, or another wellness professional ready to leave a shared room or a chair rental behind, this is a space designed around the way you actually work. We open in January 2027 and are pre-leasing now.
Why a private wellness suite
When you share a treatment room, you share a schedule, a reputation and a client experience you do not fully control. A private suite changes that. At The Industry Studios, every suite is your own: your clients, your brand, your ambiance and your hours. There are no shared treatment rooms and no scheduling conflicts with another practitioner.
The building was laid out so that each suite is arranged for maximum privacy. Your clients will not walk through another practitioner's space to reach you, and shared amenities sit in the center of the building where everyone can reach them easily.

Each suite is finished to a standard most wellness studios do not offer:
- Soundproof walls and ceiling, so what happens in your suite stays in your suite.
- A private sink in every suite, standard, with no sharing.
- Floor-to-ceiling windows with plenty of natural light, plus roller shades for full privacy control when you need the room dark.
- Polished concrete floors that are clean, durable and easy to maintain.
- Custom buildout available, so the suite can be tailored to your treatment flow.
- 24/7 secure access, for early mornings, late nights and whatever schedule your clients need.

A sink comes standard, and the space can be built to match your treatment flow. Medium suites suit many solo estheticians; larger suites leave room for additional equipment.

The 14 suites, numbered 100 through 113, range from 85 to 334 square feet, with 2,910 square feet rentable in total. They fall into four size bands:

Lease terms built for cash flow
Leases run one or two years. Rent is billed weekly instead of in one large monthly payment, which makes it easier to match rent to the way client revenue actually comes in. Every new lease also includes two weeks free. Pricing depends on the suite and is shared on request; the easiest way to get it is to book a tour.
